The report is prepared and signed by a suitably qualified property valuer. If the receiving party has nominated a particular qualification or panel, confirm that requirement before ordering.

What does the valuer inspect at the property?+

The valuer considers the land, building, accommodation, condition, quality, visible improvements and factors that affect marketability. Access requirements vary by property, but clear access to the relevant areas helps avoid assumptions and delays.

How should I prepare for the inspection?+

Provide access, the correct contact details and any plans, approvals, leases or renovation information that may not appear in public records. You do not need to stage the property, but the valuer must be able to observe its relevant features safely.

Do I need to attend the inspection?+

Not necessarily. An owner, tenant, property manager or authorised representative can provide access. Let us know about tenants, pets, alarms or restricted areas when booking so the inspection can be coordinated respectfully.

When is an inspected valuation preferable to a desktop valuation?+

Choose an inspection for complex, high-value, rural, heavily renovated or unusual property, or whenever the receiving party requires physical inspection. It is also useful when condition or improvements are likely to materially affect value.

What purposes can the report support?+

An inspected valuation supports tax, superannuation and transfer-duty matters where market value has to be evidenced, including related-party transactions. The receiving party sets its own evidence rules, so confirm any required date, scope, format or valuer credential first.

What valuation date will appear in the report?+

The report states the instructed valuation date. This may be the inspection date or a specific current or retrospective date required for the matter. Your solicitor, accountant or other adviser should confirm the legally relevant date.

How long does the report take after inspection?+

Timing depends on access, property complexity and the evidence required. Most residential reports proceed promptly after inspection, while specialised properties or retrospective dates may require additional research before the valuer can sign the opinion.
